This process includes the utilization of our multifamily investment software - Apartment Acquisition Model™. In select cases, we use our clients' financial models.

Desktop financial analysis services involve the accumulation and review of required data to facilitate financial modeling and perform the underwriting remotely. This includes: general market data, demographic data, rental comparables, and sales comparables, operating performance information, budgets, market assumptions, and debt information.

This information is then leveraged into the financial modeling process which will include a detailed analysis of current and historical operating statements, entering revenues and operating expenses, establishing property market assumptions, and a detailed review/incorporation of "real time" debt origination quotes from leading national multifamily lenders.

The base case financial model can then be used to model additional "what-if" scenarios and sensitivity analysis in order to evaluate the investment risk and return profile on a transaction-by-transactions basis. An offer price is then established based on the client's projected investment hold period combined with pre-determined financial return requirements.
